October 2, 2024 - We conduct as 10 minute site visit of the subject property

October 3, 2024 - I present our verbal All-Cash/As-Is offer to Seller's attorney 

October 10, 2024 - After some negotiation, the Seller accepts our verbal offer & we sign and send our contract offer to the Seller's attorney

October 24, 2024 - Estate administrator received Letters of Office & countersigns the contract

December 23, 2024 - After a few delays - We close and take title on the property
